Description
VPAC is currently seeking an experienced Project Manager to join our dynamic Tenant Improvements team. The successful candidate will oversee all aspects of project management from pre-construction through project close-out, ensuring that every project is completed on time, on budget, and to the highest standards of quality and safety.
You are
· A proactive, results-oriented construction professional with strong leadership and project management capabilities.
· Highly organized and detail-oriented, with a proven ability to manage complex projects from pre-construction through completion while maintaining control of scope, schedule, budget, quality, and safety.
· A collaborative and trusted leader who builds strong relationships with clients, consultants, subcontractors, suppliers, civic officials, and internal teams.
You will
· Lead the day-to-day management of tenant improvement and construction projects from pre-construction through project close-out.
· Develop and maintain project scopes, budgets, schedules, and master schedules, ensuring projects are delivered on time and within established financial and contractual requirements.
· Review drawings, specifications, permits, contracts, and project documentation to identify scope, schedule, cost, and coordination requirements.
· Tender, negotiate, and manage subcontractor and supplier agreements while maintaining strong trade relationships and ensuring contractual compliance.
· Lead project communication and coordination with clients, consultants, subcontractors, suppliers, corporate teams, and municipal authorities.
· Monitor project costs, schedules, progress claims, change orders, delays, and forecasts, providing accurate reporting and timely escalation of significant issues.
· Manage RFIs, submittals, shop drawings, change orders, site instructions, and other project documentation while ensuring current construction documents are maintained.
· Drive timely issue resolution, expedite trades and suppliers, and coordinate construction activities to maintain project momentum.
· Lead project close-out, including deficiencies, substantial completion, occupancy requirements, warranties, and turnover documentation.
· Maintain a strong focus on client satisfaction, safety, quality, financial performance, and continuous improvement throughout the project lifecycle.
You have
· 5–8+ years of progressive construction project management experience, preferably within tenant improvements, commercial construction, or related construction environments.
· Strong leadership, communication, organization, problem-solving, and relationship-management skills, with the ability to operate effectively in a fast-paced, collaborative construction environment.
· Demonstrated experience managing multiple projects simultaneously with accountability for scope, schedule, budget, quality, safety, and client relationships.
· Proven ability to develop and maintain project budgets, cost reports, forecasts, progress claims, change orders, and financial projections.
· Strong understanding of construction drawings, specifications, permits, RFIs, submittals, shop drawings, and contract documentation.
· Proficiency with Procore, Microsoft Project or similar scheduling platforms, and Microsoft Office Suite.
· Working knowledge of WorkSafeBC requirements and construction site safety practices.
Compensation
$120,000.00 - $140,000.00 per year
