Pre-Construction Manager

Responsibilities/Duties:
- Work with both internal and external designers while drawings are being developed and attend design meetings with client to ensure cost increases are caught/communicated and documented.
- For Internal Design, support with floor plans, review of drawings and offer second set of eyes to catch code concerns or any potential issues.
- Create Pre-con schedule and distribute/update regularly.
- Analyze and understand drawings and design specifications to interpret design intent.
- Proactively identify and communicate potential risks, issues or scenarios which may cause problems involving tendering, schedule impact and construction execution.
- Clear communication with external consultants/designer throughout Pre-Construction period to ensure schedule deadlines are met.
- Communicate with estimating team and stay involved during tender to ensure items are not missed or misunderstood. If needed, communicate changes or updates needed to drawings with designer/consultants.
- Coordinate/facilitate site visits (in conjunction with Business Development) as needed with project stakeholders.
- Have full understanding of vision from the client and communicate with project team.
- Schedule project hand-over meeting with Business Development and Project Delivery team to pass off any useful information for project execution.
- Manage a Pre-Con list with client and ID outstanding decisions that require input to complete the IFT drawings. This is to be done by making use of Procore RFI tool which allows assignment and schedule.
- Weekly Pre-Con email Friday afternoon to capture weeks activity, highlight Hot Topics and keep schedule in front of the complete Pre-Con team. Issue from Procore to project team.
- Bring project to IFT/Tender phase. Introduce PM when IFT drawings are issued. PM responsible for any bid comparisons required by client.
- At start of design provide client with a template that guides them through the design process, what will be required of them, what decision will be required and when, this should include any special electrical and or mechanical requirements.
- Manage client communication via Procore. Starts with use of meeting minutes, minutes should have assigned action items with due dates, key communication should be sent via Procore email or CC Procore email. Key documents should be sent via correspondence feature, this would include updated design documents, budgets and so on. Goal is to create a seamless communication platform so project hand over to PM does not suffer due to possible gaps in communication.
- Pre-con schedule, this should be visible on Procore home page, so client is aware of key dates ongoing.- Smartsheets
- Set up the client in Procore, includes who should be receiving meeting minutes and agenda, possible RFI’s and project correspondence.
- Budgeting & Tendering: To be involved in Budgeting & tender phase as assigned by Business Development -dependent on project size, requirements workload.
- Work with consultants and VPAC finance team to ensure clients are invoiced monthly based on work complete to date
- Hand over the project to the project delivery team prior to construction, setting up the project for success
Working Relationships:
- Ability to work with different departments to assist in reaching common objectives.
About You:
- Local (within British Columbia) experience is an asset
- Certificate/College Diploma or University Degree in construction management – preferred
- Diploma / Degree in Interior Design from an Accredited Institution
- Understands the design build process and a strong experience in understanding construction drawings
- Detail oriented, accurate and highly organize with the ability to work independently
- Ability to work in a high-paced atmosphere, multi-task, prioritize own work and manage conflicting demands
- Exceptional written and verbal communication skills, ability to interpret needs and express ideas clearly
- Commitment to working in a team environment, good team-building abilities, and Effective interpersonal skills
- Ability to build a comprehensive schedule. – Smartsheets
- Ability to coordinate subcontracts and contract documents.
- Knowledge and use of Procore and MS Project – preferred
- Proficiency in Microsoft Office 365 primarily with advanced knowledge of Excel

Compensation
$80,000.00 - $100,000.00 per year
